An article about a new HOA law, a proposed agency rule and an open registration portal describe different things. Check the official source and its date before assuming a new procedure is available today.

Georgia’s Secretary of State has published an HOA FAQ and a rulemaking page for the new oversight framework. As checked on November 2, 2026, the rules page labels its texts as proposed and lists public hearings for November 4–5. A proposal or hearing notice is not proof that the rules are already final.

Check three source layers

  • Law: identify the bill or code provision and its effective-date section. Different sections can take effect at different times.
  • Rules: check whether the agency calls the text proposed, adopted or effective. Read the latest notice rather than relying on a screenshot of an earlier schedule.
  • Service: verify the current instructions for registration or complaints. A description of future agency powers does not establish that a particular portal or remedy is operating now.
